Land Transaction Tax in Wales
Land Transaction Tax (LTT) replaced Stamp Duty Land Tax in Wales from April 2018. It is a tax paid when you purchase property or land in Wales over a certain price threshold. Unlike the rest of the UK, Wales has its own tax bands and rates that reflect the Welsh property market.
The current threshold for residential properties is £225,000, meaning you won’t pay any LTT if your main residence costs less than this amount. For additional properties or second homes, different rates apply starting from properties worth over £40,000.
LTT is calculated on a progressive band system, where you pay different percentages on portions of the property price that fall within each band. This is similar to how income tax works. The tax must be paid to the Welsh Revenue Authority within 30 days of completing your property purchase.
