Private Residence Relief
Private Residence Relief (PRR) is a valuable tax relief that can reduce or eliminate Capital Gains Tax when you sell your home in the UK. If the property has been your only or main residence throughout your period of ownership, you may be entitled to full relief. However, if you’ve had periods of absence, used part of your home for business, or let out portions of the property, you may only qualify for partial relief.
The final 9 months of ownership (or 36 months for disabled persons or care home residents) always qualify for relief, regardless of how you used the property during that time, provided it was your main residence at some point during your ownership.
How to Use the Private Residence Relief Calculator
Step 1: Enter Property Details
Input your property’s purchase price, selling price, purchase date, and sale date. These values are essential for calculating your total capital gain.
Step 2: Specify Residence Status
Select whether the property was your main residence throughout ownership or only for certain periods. For partial residence, enter the number of months you lived there and any qualifying periods of absence.
Step 3: Include Additional Factors
Indicate any business use or letting arrangements that might affect your relief. If applicable, specify the percentage of the property used exclusively for business or let to tenants.
Step 4: Review Your Results
After clicking “Calculate Relief,” review your total gain, Private Residence Relief amount, any Letting Relief, and your final taxable gain. The explanation section provides details on how these figures were calculated.
