Land tax in New South Wales is an annual tax assessed on the total unimproved value of all taxable land you own as of 31 December, excluding your principal place of residence and primary production land. For 2025, the general threshold is $1,075,000, with a premium threshold at $6,571,000. Tax is calculated on the combined value above these thresholds, not on each property individually.

How to Use the Land Tax Calculator NSW

Step One: Gather the unimproved land value(s) for all taxable properties you own in NSW. This value is typically listed on your land tax assessment notice or can be found via the NSW Valuer General.
